Nagykovácsi

The house stands on a sloping hillside scattered with pinetrees, in the town of Nagykovácsi. The main architectural element is the two-storey high semi-open porch attached to the southern side of the building. The five robust brick pillars of the porch stand in contrast with the floaty wooden boxes incorporating the balcony and the work-room seeming to levitate between them. The porch has an important role acting as a shading system thus contributing to a balanced indoor climate. Furthermore it offers ideal setting for outdoor family life all year long whether functioning as a playground for the kids or sheltering populous family gatherings.

Located on the hillside of Buda, the family house is inspired by the modernist villa traditions of Budapest. Concrete consoles as additional elements to the brick facade are direct references to Hungarian modernist heritage. It’s simple and slightly irrational geometry and the dark brick facade are aiming for a massive, fortress-like atmosphere. The building materials are indeed massive, using sand-lime bricks and ventilated brick facades. The use of these material also helps with energy efficiency, and to create a silent, calm environment.

Besides orientation and the slope, the placement of the building was defined by the way we could create the most intimate living spaces both indoors and outdoors. The plot is relatively small and the neighbours are close, so, the ‘L’ shaped layout of the building – and the garage ramp – divides the garden to an entry zone and an intimate zone. The facades are more closed towards the entry zone and opened towards the terrace and the garden. Old pine trees – that were to be saved from the first moment of the planning process – are further enclosing the upper level of the terrace zone.

Compared to the outside, interior spaces are rather compact and functional, structured by the stairs placed on the corner of the building. The basement provides garage and storage areas. The ground floor has all the common areas on two levels including the living room and the kitchen, both with terrace connections. The first floor has all the bedrooms and bathrooms, while the top floor is designated only for sports and relaxation.

The Karsai House is located in Nagykovácsi, on the side of the Zsíros Hill, in a side street with a gentle slope. The area is uniformly free-standing, with plots of around 1,000 square meters, and only a few newer houses and sparse vegetation at the time of construction.

The design of the building intended to resolve the contradiction between the site layout and the plot layout. While the terrain here opens up like a fan to the Devil’s Ditch valley and its rich views, the right-angled lot division deflects the building lines away from the favorable orientation.

The ground floor maintains a rich connection with the garden, while the upper floordesigned to accentuate the stunning views. The massing of the building defined by stacking two rotated slabs. An important compositional element is the play of enclosure and openness and the juxtaposition of the orientation of the two masses. 

The central element of the spatial system is the large covered terrace; which defines the entrance and creates the perfect shaded outdoor space for summertime. A series of ground-floor rooms follow the site boundary while connecting to the covered terrace. The layout of the space extends to take advantage of the features of the terrain. By lowering the ground floor, the living room gains an extra interior height. The large openings bond the interior with the garden. In contrast to the ground floor, the orientation of the upstairs rooms does not follow the Cartesian coordinate system typical of the plot but the lines of the landscape. Thanks to its unique orientation, the second floor and its bedrooms favorable the best views.

Four residental units were placed in two separate buildings on the plot. A building contains two residental units. An important aspect in the design of the individual units was the maximum use of sunlight and the panorama, as well as the provision of privacy. There are a lot of possibilities in the lots, and we adapted the architectural character, the floor plan system and the green environment to this.

The site is located in a dense urban area displaying the strong influence of Arabian culture. Buildings are characterized by playful floor plans and volumes. The shape of the plot is irregular, as it is narrow along the street and wide along the backyard. The volume of the house reflects on the existing stepped terrain.

We have chosen rough plaster as exterior covering since it is a local trait and it emphasizes the building volume. The heavy character of the volume and the strong vertical proportions are dissolved by the playful arrangement of prefabricated concrete pedestal cladding elements. The walkway, the pedestal and the external pavements meet in curved corners. This gesture opens up each surface and creates a spatial sculpture. Junctions either form pedestal claddings or benches.

Our commission was to design a residential building with three units including other functions such as storage areas and a gym.
